I am seeking $1,000,000.00 to 10 million investment with my company.

I am building Green homes preferably 4 plex no more than that combo.  For this gives the best selling advantage.  One person can 
get a single home loan to buy a 4 plex.  Or a commercial person could buy it. So it hits both buyers more easily.

These homes would be built with using SIPS, no stud walls so fully insulated and very little draft or pass through climate.  

with solar or some other energy source than power companies to rely on.

they will have there own sewer system of which would be used to water and fertilize their garden.

Gardens would be put in with a plastic liner two feet down to keep the water from sinking down. and artificial turf will be placed on top of ground to keep moister from evaporating.  I will try and have some garden planted before sale.  I look at trying to make self efeicent homes so they would need not any other source of food, water, electricity.

Most places will have a swimming pool or hot tubs or both.

there may even be rivers with in the home with fish in them.

For keeping pools and fish clean Oinnization will be used. O azone.

Water capture from the air and storage tanks will be used so not to be dependent on out side source of water.

These home will be built around the Pheonix metro area.


Use of funds

Your 1,000,000.00 or more would be placed in a bank in safe keeping for one year and one day.  No withdrawals will be able to be place on it.

So your funds would be secure.

With your funds I would receive a loan for $4,000,000.00 OF which this money I would used to build the 4 plexs  This would allow me to build 5  4plexs.

This would take about 3 months to do one 4 months to do two 5 months to do three and six months to do four and 7 months to do five. things could go slower or faster.

I would pay you a 8% of my profits Or when one 4 plex becomes available you make take that as payment. There by if you sell it make 30% or whatever you sell for or keep it and collect the rent on it.

After one year I would have the right to buy you out. with you at least receiving 8% return on your investment.  Or if you made over 8% during the year you get your funds back.

I am looking at a retail price of 1,300,000 per 4 plex or more

Depending on when I sell that you may make a profit. IF I can pre sell you can make returns earlier 


4X Loan Highlights
Loan is structured around your capital but your deposit is not collateral.
Deposits of $10M USD or higher may be able to be held in the borrower's existing bank account. The funds must remain unencumbered and un-depleted for the term of the deposit, which is one year plus a day.
The deposit is governed by the Deposit Agreement. 
The initial deposit funds are released at the end of the term of the Deposit Agreement and these funds become available again
Borrowers with smaller loans where the 20% deposit is less than $10M will be required to escrow their deposits with HSBC London. For US borrowers, there is the option to escrow with domestic Commercial Bank/Escrow Company.

i have enough land to purchase within pheonix az and landcaster califorina to build 1056 totaling over 237000000 in costs..  but i do not need that much to start with..

one  million or up to 10 million would be enough for me I would scale to as I go and would be selling or gaining rent on those previously built to continue on.

I would structure to what ever i receive.

AS you see above your funds will not be at risk but secured for 1 year and one day, and the only thing that i would pay you is the interest per month and at the end of the year and one day you would get all your funds back untouched.   If under ten million in a escrow bank here in the US. if 10 million or more here in your bank

now the my cost are about on average 225000 per home wholesale is about 260000 per home and retail is about 370000 per home.
